Flood map - terms and conditions of use

Please note that these maps only show the predicted likelihood of flooding from rivers or the sea for defined areas, and are not detailed enough to account for precise addresses. Individual properties therefore may not always face the same chance of flooding as the areas that surround them.

There may also be particular occasions when flooding occurs and the observed pattern of flooding does not in reality match the predicted patterns shown on these maps.

If you believe that a particular property does not face the chance of flooding shown in these maps, or if you have information that you believe we may not have taken into account, please contact your local Environment Agency office here.

Our flood data is improved and updated quarterly. Some areas that already benefit from recently completed flood defences may not yet be indicated on these maps. While the maps may not show all flood defences, the 'significant', 'moderate' and 'low' assessments do take into account the effect of these defences.

We have assumed that flood defences and other operating structures act perfectly and give the same level of protection as when our assessment of the area was carried out. Flood defences do not completely remove the chance of flooding and can be overtopped or fail in extreme weather conditions

We do all we can to ensure that the maps reflect all the data we possess and that we have applied our expert knowledge to create conclusions that are as reliable as possible. We believe that we have created the maps as well as we can and so should not be liable if the maps by their nature are not as accurate as might be desired or are misused or misunderstood despite our warnings. For this reason we are not able to promise that the maps will always be accurate or completely up to date. All intellectual property rights in the data and information on this web site are owned by the Environment Agency or are licenced from other 3rd party data providers.

This site includes mapping data licensed from Ordnance Survey used for setting the Environment Agency's data in its geographical context. Ordnance Survey retains the copyright of this material and it can not be used for any other purpose.
